To streamline the rental application process, please note the following steps:
Submit a comprehensive application for every individual aged 18 or older residing in the property. Include contact phone numbers, proof of income (refer to #2 below), and a photocopy of a driver's license or government-issued picture ID for each applicant. Rental verification requires all contact numbers, dates, and proof of income. If lacking a social security number, a co-signer with one must be on the lease.
Provide proof of income for all applicants aged 18 and above. If relying on multiple incomes, submit proof for each person. Acceptable documentation includes the last two most recent pay stubs or a written job offer on company letterhead stating the offered salary. Combined net income of all tenants should be 2.5 times the monthly rent. If insufficient, a co-signer may be necessary.
Applicants with a criminal conviction in the past 7 years posing a risk to safety, property protection, or involving illegal substance activities will be denied. We charge $30 for the background check.
Additional information may be sought through a rental history check with a current or past landlord if needed for application approval.
Important Note: Upon approval, a deposit (payable by money order or cashier’s check in US dollars) is required to secure the property. Until the deposit is received, the property remains available. Once approved, advertising ceases, and the property is withdrawn from the market. If you withdraw your application after this point, the security deposit becomes non-refundable.
